When I first dipped my toes into Airbnb hosting, I was excited, nervous, and determined to make it work. I had no idea then just how much there was to learn—or how many rookie mistakes I’d make along the way. Over the years, I’ve earned Superhost status and turned hosting into a reliable income stream; however, those early days were filled with trial and error.
Hosting can be incredibly rewarding, but it’s not as simple as handing over the keys and waiting for five-star reviews to roll in. It’s a business, and like any business, you figure things out the hard way at first. I’ve learned a lot since then, not just from my own missteps, but from listening to other seasoned hosts share theirs.
If you’re just starting out, here’s the honest truth about the mistakes many of us make in the beginning—and how you can avoid them.

Start With the Right Price
Many new hosts fall into the trap of pricing low to attract those first few bookings. It feels like the safe move, but it can attract the wrong type of guests. The kind of guests who are more critical of your property and less likely to leave glowing reviews.
Sometimes hosts will slash prices so low that they barely cover expenses. Watching comparable listings in your area and setting rates accordingly is far more effective than letting Airbnb’s “smart pricing” dictate your worth.
Invest in the Right Bedding and Linens

In the beginning, it’s tempting to buy whatever looks nice or sometimes what’s cheap. The problem is that comforters and high-end sheets can fall apart or disappear quickly when a rotating door of guests uses them. On the other hand, inexpensive bedding tends to wear out quickly, often leading to complaints.
The sweet spot is mid-quality, washable, and built to last. Quilts or duvet covers are a great alternative to bulky comforters because they hold up well with frequent laundering. Always keep at least two or three sets of sheets per bed, so you’re never caught short on turnover days.
Be Prepared for Cleaning Challenges
Turnovers can make or break your hosting experience, especially if you’re working with a tight schedule. The most successful hosts have reliable cleaners and at least one backup. I personally use the Turno app to manage my cleaners.
Even with great cleaners, it’s wise to do a final check. Guests sometimes put dirty dishes back in the cupboard or leave messes in less obvious places.
Don’t Let Airbnb’s Discounts Run the Show
Airbnb loves to push promotions, first-booking discounts, and stackable deals that can make your listing look like a bargain. The trouble is, they’re often too good a bargain.
For example, having peak holiday weekends go for a fraction of their value simply because you clicked through Airbnb’s setup prompts too quickly. The best approach is to set your own rates and adjust them based on demand, rather than pressure from the platform.
Vet Your Guests Before You Accept
In the excitement of getting bookings, many new hosts accept requests without asking questions. This is a mistake that can lead to rule-breaking, property damage, or uncomfortable situations.
As an experienced host, I recommend messaging each guest before approving a booking to confirm their plans, highlight key house rules, and ensure they’re a good fit. Avoid third-party bookings where someone reserves on behalf of another person, and be extra cautious with last-minute one-night stays from local guests, which can sometimes signal party intentions.
Know Who You’re Hosting
Trying to appeal to everyone is exhausting. Some hosts have reduced their maximum guest capacity or eliminated certain amenities to attract the type of guests they prefer.
For example, reducing capacity from six to four (or two) can decrease noise, mess, and wear and tear, while making your space more appealing to couples or small families.
Enforce Your House Rules
Your house rules exist for a reason, but they only protect you if you enforce them. Some hosts include language stating that any rule violation results in immediate cancellation without refund, which helps set clear expectations.
Use Tech to Protect Your Property

Keyless entry locks, outdoor cameras, and smart home devices are worthwhile investments. Quality locks save you from the hassle of rekeying or chasing lost keys.
Cameras that are disclosed in your listing help confirm guest counts and deter unwanted activity. Smart thermostats, lighting, and leak detectors can prevent problems and save you trips to the property.
Avoid Overbooking Mistakes
If you list your property on multiple platforms, such as Airbnb and VRBO, sync your calendars before activating the listings.
Failing to do so can lead to double bookings, which create a nightmare scenario where you’re forced to cancel on someone. Not only does this hurt your ratings, but it also damages your credibility.
Handle the Business Side From Day One
Short-term rentals are a business, and the sooner you treat them that way, the better. Find a CPA who understands short-term rental rules, stay on top of local licensing requirements, and learn how to handle taxes from the start. Having these systems in place will save you a lot of headaches down the road.
