They’ve been ready. They’ve been waiting. They’ve been told “soon.” And now 2026 is almost here.
New research from Clever Real Estate finds that 40% of millennial home buyers say they are desperate to buy a home in 2026, not casually interested, not browsing Zillow at midnight “just for fun,” but desperate. Still, for a generation that’s done everything it was supposed to do, homeownership continues to feel just out of reach.
Nearly every millennial (97%) faces at least one barrier to homeownership, and most face several. The obstacles are overwhelmingly financial and increasingly unavoidable.

The Cost of Wanting a Home
Millennials say the top barriers standing between them and a set of house keys are:
- Homes are too expensive (46%)
- Interest rates are too high (40%)
- Saving for a down payment (34%)
- High property taxes (30%)
- A lack of homes within their budget (25%)
These pressures create a disconnect between aspiration and reality. While the median U.S. home now costs $410,800, nearly 6 in 10 millennials plan to spend less than $400,000, including two-thirds of first-time buyers. The math simply isn’t mathing.
And yet, the desire hasn’t faded.
“Over Their Heads” — But Still Willing to Leap
Despite the risks, millennials are still reaching for homeownership, sometimes at a cost that would make a financial advisor wince.
- 44% say they would spend half or more of their monthly income on housing just to buy a home
- 49% would accept a mortgage rate above 6%, even as many acknowledge it could strain their finances
- 61% say buying a home makes them feel financially overwhelmed
It’s not that millennials don’t understand the risk. It’s that the alternative renting indefinitely, watching prices climb, waiting for conditions that never quite arrive, feels worse.
As a result, 96% of millennials say they have concerns about buying a home in 2026, yet many feel pressure to act anyway.

A Generation That Keeps Waiting — and Paying More
Millennials’ relationship with the housing market has always been marked by bad timing. They came of age during the Great Recession, carried student debt into adulthood, and watched home prices surge during the pandemic, only to see interest rates climb just as they were ready to buy.
Now, new challenges are piling on. Tariffs and rising construction costs are pushing home prices and maintenance expenses even higher. The old advice skip the lattes, cancel the gym membership rings hollow when even cutting every coffee for decades wouldn’t come close to a 20% down payment.
In fact, 2 in 3 millennials have delayed buying a home because of the housing market, and more than half have been waiting for 3 years or more. Nearly a quarter have waited at least five years.
Still, the hope persists.
- 78% say lower mortgage rates in 2026 would entice them to buy
- But 51% say they would only consider a mortgage under 6%, a benchmark that may remain elusive
The Emotional Toll of an Unreachable Dream
Despite everything, 72% of millennials still believe homeownership is part of the American dream. Yet 75% don’t think the average millennial can afford a home, and 41% believe they may be the last generation in their family to do so.
Nearly all millennials (97%) say they’ll need some form of help, whether that’s lower prices, higher wages, government assistance, or reduced investor competition, to ever make homeownership work.
They want space to grow, roots to plant, and stability to build. But right now, the barriers feel louder than the dream.
And as 2026 approaches, millennials find themselves caught between wanting a home more than ever — and wondering what they’ll have to give up to finally get one.
